Required Documentation for Loan Approval

  • Past two (2)years W-2 statements
  • Pay Stubs covering the last (30) thirty days
  • Most recent two months banks statements
  • Most recent Investment, Retirement, Stocks, Bonds, 401K, Keogh, SAR-SEP statements.
  • Copy of the Purchase and Sale Agreement
  • Copy of you recent property tax statement - refinancing only.
  • Copy of your survey - refinancing only.
  • Copy of your title insurance policy - refinance only.
  • For refinancing - please order your payoff statement with your current lender and send it to us.
  • If you are currently renting….either 12 months canceled rent checks or the name and address of your current landlord.
  • If divorced… a fully executed divorce decree.
  • For a refinance, a copy of the deed, and most recent tax bill.

For Self-employed borrowers, Employed in sales, Paid by commission or that owns Rental Real Estate

  • Two (2)Years signed personal Tax returns including all schedules, K-1's.
  • If self-employed through a corporation, last two years corporate returns as well as a year-to-date profit and loss statement and balance sheet.

For Foreign Nationals

  • Copy of Passport showing data page and Signature Page
  • Copy of Purchase Contract signed by all parties

                    For 20% down you need the following: 

    • Source the down payment, closing costs and 6 month reserves(in a US Bank Acct. for last 2 months).
    • 3 Credit references on original stationary which should include: Amount of credit, date of credit, any late payments, present balance.
    • Employment Letter showing: Date employment started, position, average income for past 2 years, present income, probability of  continued employment (on company stationary).

                    For Greater than 20 % down:

    • Source the down payment, closing costs and 6 month reserves(in a US Bank Acct. at time of application).
    • 1 Credit references on original stationary which should include: Amount of credit, date of credit, any late payments, present balance.
    • Employment Letter showing: Date employment started, position, average income for past 2 years, present income, probability of  continued employment (on company  stationary)

For Stated Income Program (verifying assets)

  • Most recent three months banks statements
  • Most recent transaction summary of 401K, IRA, or Mutual Fund Accounts
  • Photocopies of any Stocks or Certificates of Deposits
  • Copy of the Purchase and Sale Agreement
  • If you are currently renting….either 12 months canceled rent checks or the name, address and phone number  of your current landlord.
  • If divorced… a fully executed divorce decree.
  • For a refinance, a copy of the deed, and most recent tax bill.
  • A letter of explanation for any known credit problems.

For Stated Income Program (non-verified assets)

  • Copy of the Purchase and Sale Agreement
  • If you are currently renting….either 12 months canceled rent checks or the name, address and phone number  of your current landlord.
  • If divorced… a fully executed divorce decree.
  • For a refinance, a copy of the deed, and most recent tax bill.
  • A letter of explanation for any known credit problems.
